Why fireplace safety matters in a condo

In a condominium, one unit's fireplace isn't just one household's concern. Annual servicing protects residents, the building and the board.

Safety across the building

Gas fireplaces in stacked units share walls, venting routes and exterior terminations. A worn door gasket, a blocked vent or a failing power vent in one unit can put more than one household at risk.

Problems caught early

Annual inspections catch worn gaskets, weak pilots, failing forced exhaust systems and venting issues before they turn into no-heat calls, emergency visits or safety concerns.

A record for due diligence

The building report documents which units were serviced, what was found and what was recommended, which supports the board's due diligence, reserve planning and insurance conversations.

Planning for ageing units

Many buildings have fireplaces approaching the end of their service life. We flag units that should be decommissioned, so the board can plan rather than react.

Trusted by Ontario's condo industry

Condominium work is a core part of our business. Barbeque Pro Inc. has been working with condo corporations and property managers across Ontario for years, and Gas Fireplace Pro brings the same team and the same approach to your building's fireplaces.

What the program covers

Every visit is done by a TSSA-licensed gas fireplace technician. Most buildings book an annual cleaning and safety inspection, with repairs and decommissioning handled as needed.

Cleaning and safety inspection

Our full cleaning and safety inspection in every unit: glass and gaskets, pilot, ignition and burner, gas valve voltage, venting and vent termination, and power vent or fan kit checks. See everything included

Repairs, including forced exhaust systems

We repair gas fireplaces and their forced exhaust (power vent) systems. Parts are specific to each fireplace, so we explain the issue to the owner, order the part, and book a return visit at your building's discounted rate.

Decommissioning older units

When a fireplace is past repair or no longer wanted, we safely decommission it. We flag units that should be decommissioned in the building report, so the board can plan ahead.

A report for the building

After the service days, the building gets a report of the work performed in each unit, any issues that should be flagged, and any units we recommend decommissioning.

Volume pricing for condo buildings

The more units that take part, the bigger the discount. The minimum is 15 units per building. Prices are per unit, plus HST.

How it works

Simple for the property manager, simple for residents.

  1. Get a quote and pick datesTell us about the building and we'll set aside service days, usually one or two weeks.
  2. Residents sign upThrough a sign-up sheet the office coordinates, or a booking page set up just for your building.
  3. We service each unitAccess is arranged through the building or the owner, in morning or afternoon visits.
  4. The building gets a reportWhat was done in each unit, issues to flag, and units recommended for decommissioning.

Two ways to schedule your building

Choose whichever suits your building and your residents.

Sign-up sheet through our office

We give you a sign-up sheet to share with residents. Each owner fills in their unit, fireplace type, the service needed, their date and a morning or afternoon visit, and the building returns it to us. Our office schedules everything from there.

A booking page for your building

We set aside one or two weeks for your building and give you a booking link just for your residents. Owners pick their own date and time online, and you share one link instead of collecting forms.

Condo program questions

Are you members of ACMO and CCI?

Yes. Gas Fireplace Pro and Barbeque Pro Inc. are members of the Association of Condominium Managers of Ontario (ACMO) and the Canadian Condominium Institute (CCI).

Why should a condo building service its gas fireplaces every year?

Fireplaces in stacked units share walls, venting routes and exterior terminations, so a problem in one unit can affect others. An annual cleaning and safety inspection catches worn gaskets, failing power vents and venting issues early, and gives the board a written record of every unit serviced.

How many units do we need for the discount?

The minimum is 15 units per building. 15 to 20 units get 10% off, 21 to 30 units get 15% off, and 31 or more units get 20% off.

Who pays for the service?

Each unit owner pays for their own fireplace at the building's discounted rate.

Do residents need to be home?

No. Access can be arranged through the building or directly with the owner. Residents choose a morning or afternoon visit.

What happens if a repair is needed?

The technician explains the issue to the owner. Fireplace parts are specific to each unit, so the part is ordered and a return visit is booked. Return visits get the same building discount, and the repair cost depends on the part and the extent of the work.

Do you service forced exhaust or power vent systems?

Yes. Power vent and fan kit checks are part of every cleaning, and we repair forced exhaust systems as needed.

Can you decommission older fireplaces?

Yes. We decommission units that are past repair or no longer wanted, and flag units we recommend decommissioning in the building report.

How often should a building be serviced?

We recommend an annual visit, ideally before the heating season.

Which areas do you cover?

Toronto, Vaughan, Mississauga, Pickering, Hamilton, Newmarket and Ottawa, and the communities around each branch. See all locations.
